In our market it is of utmost importance to do some preliminary work on qualifying with a lender. We require that all of our buyers speak with a lender and get themselves a prequalification letter, if they are not paying all cash for the property. The best results in a fast moving market with multiple interested parties, it is advisable to get the lender to PRE-APPROVE the buyer. This puts the buyer in a strong negotiating position. We encourage our clients to work with a lender that is familiar with our market and select a broker/banker that fits their personal needs and situation.
