The Home Watch service is specifically design for the Outer Banks absentee Property homeowner. We make sure the small problems don’t turn into a large problems.

• How Many times have you needed someone to stop by and do a check on your house after a storm or after a heavy freeze? 

  • This can happen all the time here on the outer banks and you will sit around an wait for someone to go and check on your house, how can this be done quickly there are so many properties to look at, we can do this because we limit the homes we take care of.

• Have you needed someone to meet a contractor, supplier, furniture or delivery and either verify of check on work being done for you?

  • This is what we can do, we can meet your folks at your request and verify what is to be done and check on things.

• Do you think that your rental management company can really take this much time on your home when they have several hundred that they manage?

Premier Properties home watch service is like having a policy of preventive detection that can protect your investment from some of these disasters. including: home intrusion, water damage, storm damage, pests infestation and other unforeseen issues. Our Home Watch service provides homeowners an extra layer of care and with the peace of mind knowing that your property is maintained during times of absence. We will take care of everything while you’re away just like you would if you were there.  Many homes in rental management companies think that their home is looked after while no one is there, well this is not the case most of the time. The sheer lack of personnel would not allow for this in companies where there are several hundred properties being managed.  Typically the labor force decreases in a large way during the off season months, this is when things can go from a small incident to a large situation pretty quick.  A vacant home is ripe for problems, not to mention unwanted guests, theft and whatever else happens during this time.  

Having our HOME WATCH SERVICE is like having a neighbor stop in periodically to check your home may initially seem like a good idea. However, when a serious issue arises or you need someone to take swift action on your behalf, your property can quickly become an imposition to your neighbor.  Having a trained professional methodically inspect your home, complete a detailed inspection report per visit, and have the ability to swiftly coordinate licensed professionals to assist in the repair and maintenance of your home when something goes awry is crucial.

Premier Home Watch offers a variety of service plans to fit your needs. Our levels of attention include weekly, bi-weekly or monthly inspections. Weekly visits are the most popular so problems can be detected and resolved in a timely fashion. Additional visits can be arranged per your request. 

If you own a home along the Outer Banks and need a home management company, rest assured that your valued investment will be taken care of while you are away. Each service will be performed and monitored by a Home Watch team member. You will receive an Inspection Report for your peace of mind following each home service visit, along with photos of any new issues or upon request. The Home Watch Inspection Report will also provides detailed documentation in the event you ever need to file an insurance claim.

Service Company Monitoring

Many homeowners employ at least one service company. Whether it’s your security company or pest control, someone needs to monitor them while you are away.  Premier Management Home Watch will inspect your property to ensure it is properly maintained and work with your vendors when an issue arises.

We can also provide interior access when needed to your vendors.

Interior Inspection

• Heating System – At each home inspection we will check that the heat is set and working properly.
• Electrical Inspection – To avoid potential fire hazards, we will inspect your electrical panel for tripped circuit breakers.

• Plumbing Inspection - During each home inspection, we will check your home for mold, mildew, and internal water leaks. We will check your basic plumbing and eliminate stale drain water by running water through your sinks, tubs and showers. Lastly, we’ll disinfect and give your toilets a good flush to prevent dried gaskets and water rings. We will also check that main water valve is turned off after each inspection (unless otherwise requested by client)

• Leak Inspection and Water Intrusion - At each home watch inspection we check the ceilings for any leaks or moisture damage. 
• Appliance Inspection - We will check your refrigerator, freezer and wine coolers for proper operation. 
• Verify all doors and windows are locked and secured upon departure.
• Visually inspect for signs of insects and or rodents.
• Major post storm inspections and reports. We offer drone photos for proper roof inspection post storm.

Emergency Service & Repair Management

In the unfortunate event that there is a security problem, property damage or maintenance issue, we will contact the owner immediately and recommend a course of action. You will also receive digital photographs documenting the condition.

• In the event of an unlikely emergency you can sleep easy knowing we stand ready to be at your home and property as quickly as possible to manage any concern that may arise.

Premier Property Management is an insured and bonded company offering a variety of Home Watch services while you are away. Basic rates for homeowners who own within a community managed by Premier Property Management are:

Primary months of Service are off season Fall, Winter and Spring.  

• The late summer and fall is usually when we have hurricanes and/or  tropical storm weather, a lot can change about a home in a very short amount of time.  This time is usually until around December.  
• The Winter is also a time when homes left empty for long periods of time are subject to vandalism, water damage, break ins, roof damage (leaks), and extreme freezing weather. 
• Spring time too has its own set of problems, with the occasional Nor’easter and storm coastal storm as well as squatting, break ins, water damage and other erratic weather.
